Supply & Demand

My fear is that as the buyers continue, and I do think that sales are going to go through the roof this year, I think that there are people that are going to make small fortunes. There might even be a couple that are going to make a large fortune this year.  But my fear is that when the sellers, our current listings, and our future listings start to see the buyer wave coming at them that they can go ahead and hike up the prices. So I want to spend a few minutes on that also. Remember as every KCM member knows pricing has got to do with supply and demand. There’s a rule to that. And the demand is going to uptick dramatically. There’s no question about that. But we have to realize that with demand upticking tremendously we have to take a look at the supply side of it. – Courtesy of KCM Crew

S & P Case-Shiller Home Price Indices

S & P show the home price indexes have come off the bubble so we’re now back to pre-bubble prices to a certain degree. There’s a tremendous affordability out there, right now. The public’s starting to realize that. The people in the news are starting to realize that. Now we’re at a situation where we’re in much stronger places as an industry than we’ve been in the last five or six years. We have to make sure that we take advantage of that.
